
ChatGPT isn’t replacing real estate agents.
But real estate agents who use ChatGPT are replacing those who don’t.
Today, I’m sharing seven ways I use ChatGPT in my own real estate business, and how you can start applying these same tips today.
1. Give Context, Not Commands
ChatGPT can do the basics like writing listing descriptions or Instagram captions. But the reality is, the more context you give it, the better the results.
When I ask for a caption, one of the first things I include is who my audience is. For me, that’s usually men aged 35 and above who are real estate agents.
Pro tip: Head into your Instagram analytics, see who makes up the largest group in your audience, and tell ChatGPT to curate content for them specifically.
2. Never Accept the First Draft
ChatGPT gives us a great starting point, but very rarely is the first draft the one you want to use.
Instead, ask for iterations:
- “Make this paragraph punchier.”
- “Make this shorter.”
- “Make this caption more humorous.”
Do not accept the first version ChatGPT gives you. Instead, give feedback and ask for a different iteration.
3. Use AI for Frameworks, Not Just Copy
A lot of people use ChatGPT to write things for them, and that’s it.
Instead, allow it to create frameworks, so that you can fill in the nuances and details. These are the things that make it personal and make it stand out.
For example:
- A property shot list: ChatGPT drafts it, I refine it.
- A lead magnet outline: ChatGPT gives me titles and headings. I add the personal flavor.
Frameworks save time and let you add the details that make it feel human and authentic.
4. Stay Market Relevant in Real Time
With upgrades like ChatGPT-5, Deep Research, and ChatGPT Agent, the tool now delivers real-time information.
Instead of spending hours on Google, you can ask:
- “Pull the latest jobs report headlines.”
- “Summarize the newest real estate data on prices, interest rates, and inventory.”
It’s faster, accurate, and keeps your content relevant.
5. Repurpose Content Across Platforms
This one changed my workflow completely, and is an idea I heard from Tessabella Jelten.
Now, when I come up with one social media idea, I have ChatGPT repurpose it into:
- A blog post
- An email
- A video hook
One idea becomes three pieces of content, each optimized for its platform.
6. Match the Tone to the Platform
Before AI, adjusting tone for each platform took forever. Instagram copy didn’t always work on LinkedIn or Facebook.
Now, I create one draft and ask ChatGPT to rewrite it for each platform.
Instagram gets casual. LinkedIn gets professional. Email gets personal.
7. Always Tell ChatGPT the “Why”
This is the most important tip.
I don’t just give ChatGPT the task. I tell it why I’m doing it.
If my goal is engagement, conversions, or education, ChatGPT tailors the content differently.
When it knows the finish line, it helps me get there faster.
